Chateau:
This elegant manor has been beautifully restored and furnished to a luxury
standard. Situated at the end of a long gated driveway and surrounded by 55
acres of woodlands, fields and lakes, the property has wonderful panoramic views
across the rolling countryside. There is also a small guest house, close to the
main house that is decorated in a Scandinavian style and sleeps 2. The swimming
pool is terraced and there is a new full size tennis court. La Sauvetat sur Lede,
the nearest village, is within walking distance and has a boulangerie and
pizzeria. The pretty 1256 bastide village of Monflanquin is 8km and Castlenaud
golf club is five minutes drive. Nearest main town: Villeneuve-sur-Lot - 5

The visitor is welcomed into a very high, double storey hall with a stone
staircase with an old oak balustrade. A guest toilet is set at the end of the
hall and steps lead to a cellar. The formal lounge with stone floors, high
ceilings, beams, and large double doors to the evening terrace is approximately
55 m2. A main feature is a massive restored original French fireplace with
mantle over 2m high. The brand new high quality kitchen has a large granite
island unit and built in cupboards on both sides. There are three ovens,
(regular fan, microwave), two Miele fridges with separate freezers, Miele
dishwasher, and a Neff 5 burner gas hob. There is a separate larder area. The
elegant dining room is 35m2. It continues the theme of stone floors and beams
and has its own fireplace and doors to terraces. The sitting room is 50m2. It
has vaulted ceilings with magnificent old beams, two large rounded glass doors
to the outside, and an attractive French stone fireplace. The bedrooms and
private areas are divided into two, providing excellent separation for owners
and guests, or parents and children. Upstairs from the entrance hall are four

The main house is situated on a hill in 55 acres at the end of a long tree lined
driveway. The guesthouse is well separated from the main house. A large
automated gate to the property has video connections to the main house.
Wonderful panoramic views across picturesque undulating countryside radiate from
all parts of the property which includes two lakes. The property has an 11 x 5
metre pool with large terraces near the main house and a new, full size, all
weather tennis court. There is also a useful 'hangar' and other outbuildings.
The entire property is fenced for horses.
